JOB SUMMARY: The Options Manager is responsible for the maintenance and structure of Options, Flooring and Appliance set-up. They will manage the process of analysis, implementation and training of all Options, Flooring and Appliances. In summary, the Options Manager is the liaison between Purchasing and Studio to support the Divisions policies and procedures.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Manage time to most effectively meet the department’s goals each day. Meet deadlines with complete and accurate information. Minimizing the effect of unexpected interruptions on long term and daily tasks.
  • Duties:
    • Set-up community to bid (Options, Appliances and Flooring documents).
    • Coordinate with the Centralized Purchasing Administration (CPA), Review plans and determine option needs. Download information into a spreadsheet and provide recommendations on options offerings in 999, Communities and Spec Level.
    • Coordinate with CPA to execute Appliance and Flooring contracts, to establish budgets.
    • Establish and Maintain structure of Option Attributes. Including Cut-off, Sales Tag, Sorting, Colors, Model numbers, and Buyer friendly option notes.
    • Manage All Flooring offerings.
    • Perform thorough audit of all option contracts for each new community set up to ensure accurate contracts and retail pricing is in place prior to model selection and going to sale.
    • Maintain Standardized Option Sales Prices, to support right pricing analysis, variable contribution %, Business Plan, and Studio Director/Manager direction.
    • Establish a routine gap analysis of Options/Flooring frequency data to streamline product offerings by identifying options that are not performing. Partner with Studio Director/Manager to identify reasons for low frequency and determine whether to eliminate. i.e. Price, Setup, Presentation. Merchandizing, Training, etc.
    • Attend and participate in divisional New Community Meetings, weekly Studio/Purchasing meetings and any other Options related meetings.
    • Attend all required Purchasing calls and Studio Business review calls.
    • Attend Frame Walks for new plans and Models Walks to ensure all options are installed.
    • Work with Vendors to ensure their understanding of new option requests, ensuring accuracy of Bids and Scope of Works.
    • Work with trade partners to obtain all stair rail diagrams and marketing to ensure electrical and flooring diagrams are correct and available on Blufish interactive.
    • Consider impact to Construction Schedule and field operations when adding new options.
    • Coordinate implementation of new Options and/or new suppliers and vendors with Construction and Customer Service.
    • Perform analysis of products and factors to provide Purchasing Agent necessary data to guide negotiations of Options and Flooring costs.
    • Perform thorough audit of all options contracts for new community setup to ensure accurate contracts and retail pricing is in place prior to model selection and going to sale.
    • Establish process to incorporate new offerings from Product Merchandising Team (PMT) selections into Studio offerings.
    • Partner with Studio Director/Manager to coordinate with vendors to ensure all Studio displays are current, accurate and complete with product offerings. Ensure training of new options is implemented for Studio, Purchasing, Construction and Customer Service.
    • Order Product Tags from Corporate Studio for all Studio display and ensure products are tagged.
    • Run routine analysis for all Audit Options Reports.
  • Work with Internal Employees and External Subcontractors:
    • Internal:
      • Director of Purchasing (daily) – communicate work progress and any outstanding issues.
      • Director of Studio and DUP (daily) – communicate work progress and any outstanding issues.
      • Purchasing Agent/Purchasing Coordinator (daily) – communicate work progress and any outstanding issues with new and active communities.
      • Centralized Purchasing Administration (daily) – provide support for all issues relating to subcontractor’s contracts.
      • Production Department (daily) – provide support for any concerns regarding contracts, options, starts.
    • External:
      • Subcontractors (daily) – provide support regarding questions or concerns with contracts, starts, and options.
  • Other special assignments as may be needed:
    • HB1 Liaison etc., Envision & Strategic KB initiatives

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education:

  • Accounting or Business Management degree is helpful but not necessary

Experience:

  • Construction product and process knowledge helpful, Residential Purchasing and Contracting preferred,
  • 3-5 years of Pricing, Contract Administration, Finance experience preferred.

Knowledge, Skills & Abilities:

  • Ability to maintain the highest Ethical behavior
  • Self-motivated and able to work in a collectively responsible team environment.
  • Ability to stay organized and manages priorities in an efficient manner.
  • Possess strong negotiation skills and experience
  • Proficient in using MS Word, MS Excel, MS Outlook {mandatory}, AS/400 experience preferred.
  • Exceptional communication skills necessary, both written and verbal; detail oriented with good follow-up and follow-thru skills.
  • Good people and problem-solving skills required
